Great potential for a cattle farm or a private hunting and recreational retreat. This parcel is accessed via a gravel road that runs west off of Hall Memorial Road. The access is historic and to our knowledge there is no recorded easement. The tract has a nice stand of natural pine. It was clear-cut around 2006-2007 and was allowed to regenerate naturally. Graham Creek runs through the center of the tract. There is a 2+/- acre beaver pond on the north side of the tract. The tract is mostly in the floodplain and the soils look to be excellent for agricultural production. The Gordon County GIS maps show approx. 11+/- acres out of the flood plain. There is potential here to thin or clear areas and create pasture or hayfields.
Directions: Go to 400 Hall Memorial Road, Calhoun, GA 30701. From there, take the gravel road approx. 3/10ths of a mile due west, where you will find a gate. That gate is at the SW corner of this tract.
