Position Overview

Carter Group is seeking a motivated, hardworking Land Sales Agent to join our expanding team. We serve landowners, investors, and buyers across the entire state of Georgia, specializing in land, timber, recreational tracts, farms, and rural residential properties. The ideal candidate is driven, knowledgeable about the outdoors, enthusiastic about helping clients, and ready to grow with a high-performing, relationship-focused brokerage.

Location: Georgia (statewide)
Position Type: Full-Time
Reports To: Director of Operations & Team Leadership

Key Responsibilities

  • Represent buyers and sellers in land, farm, timber, and rural property transactions statewide

  • Conduct property tours, on-site evaluations, and due diligence inspections

  • Prepare accurate land descriptions, mapping, and basic property assessments

  • Stay informed on statewide market trends, comps, tax data, zoning, and county-level regulations

  • Build strong relationships with clients, landowners, investors, and industry partners

  • Generate new business through prospecting, community involvement, networking, and digital marketing

  • Create and manage listings using Carter Group marketing systems

  • Work closely with our marketing team to develop photos, drone footage, videos, and social media content

  • Manage contracts, negotiations, and communication with lenders, attorneys, surveyors, and closing coordinators

  • Uphold Carter Group’s standards of integrity, customer service, and market expertise

Qualifications

  • Active Georgia real estate license (or ability to obtain quickly)

  • Strong interest in land, forestry, agriculture, wildlife, or outdoor recreation

  • Excellent communication and interpersonal skills

  • Self-motivated with strong time-management abilities

  • Comfortable navigating rural terrain and traveling throughout Georgia

  • Proficient with technology—MLS, CRM systems, mapping apps (Land.id, county GIS), and social media

  • Willingness to participate in training, continuing education, and team events

  • Professional, ethical, and client-focused attitude

Preferred (Not Required)

  • Experience in land sales, agriculture, timber, surveying, or related fields

  • Background in hunting, habitat planning, or farm management

  • Familiarity with Georgia counties, markets, and rural property types

  • Drone pilot license (or willingness to obtain one)
