Time and time again you hear mention of investing in the stock market, investing in timberland, and all the controversy that goes along with choosing which is best. Fortunately there are other creative options for investing that can be as beneficial as the more traditional routes.

Here’s something to chew on: imagine being tucked away in a thick-of-pines snuggled up in a nice cozy cabin, waking up to the morning sun that peeks through the glass framed porch, only to await your day of archery practice in your indoor range and tip- toeing through 900 acres of preserve enjoying the art of hunting, then finally summing the day up with a nice quiet pic-nic with the family under the outdoor pavilion while watching a covey of quail parading around in the orange glow the evening sun casts over the brush . What a retreat that could be!

That very scenario is a description of a potential investment opportunity available right now. This recreational property is a turn-key hunting preserve. If the picture painted isn’t enough to show it’s value, how about a little “ROI”(return on investment)? This is where creative investing comes in. The property I speak of has endless opportunities as it not only offers an environment for individual enjoyment but also entertainment for groups. With that in mind, recreational pieces and others of its kind are wonderful for lease options. Leasing to non-profit organizations for camps and/or retreats is a perfect way to generate residual income. Churches often lease facilities for couples, youth, and small groups for week long gatherings (year round) as well as other non-profits utilize outdoor-type facilities for various reasons. The number of churches and non-profit organizations are growing and they all need somewhere to go each year. As we know, there are certainly benefits that come along with interacting with non-profit organizations. Another good source of seasonal income that a recreational parcel can generate is that of hunting camps; deer hunting, bird hunting, etc. Organized hunts can be orchestrated and may attract the attention of associations/groups like BuckMasters, Sportsman Associations,The Outdoor Trail, RealTree Outdoors, and more. Think outside the box; opportunities are unlimited.

There are definitely benefits of investing in recreational pieces of property not to mention the tax breaks available for conservation and such. Waterfront properties can offer some of the same advantages. If traditional investing is not something you are interested in, then creative investing is something to consider!
