In this article we give 10 reasons why we believe land to be one of the best investments available. It’s a safe bet that buying a piece of property for investment will turn a profit in the foreseeable future. Andrew Carnegie once said, “Ninety percent of all millionaires become so through owning real estate.” We believe that we can make a few more millionaires with some of the great properties that we have available.
We also give several reasons we believe land in Southeast Georgia is some of the most desirable of all. Everyone knows that retirees from the northern states want to retire in the south. We have also noticed a strong trend of people moving out of Florida for the safety and lower insurance rates in Georgia.
This may sound rather cliche, but they really aren’t making any more land. Well, this is true unless you live in Dubai. For us here on the East coast of the United States, land is what it’s going to be for the foreseeable future. That’s what makes land such a good investment, as populations grow and migrate demand for this basic commodity goes up.
The purchase of a piece of land is a simple process. We strive to make this process as quick and as simple as possible for our clients. The process usually follows these steps.
There are several steps to this process, but note that we walk our clients through each step, and can actually handle many of the steps for the clients ourselves.
Another point to specify here is that when purchasing from The Carter Group, you are buying directly from the property owner and therefore no real estate commissions will be paid. This can be a huge discount when considering a large land purchase.
When purchasing a piece of land you have to consider all possible uses for that property. Many of our properties are already planted in timber. This timber can be used to cover property taxes or even turned for a profit in many cases. On a pine plantation, the pine straw is a valuable asset, and can be raked and sold for a profit.
You must also consider what can be done on a property that is cleared. This property could be used for any type of agricultural uses, such as cattle, poultry, or many types of planted crops. There are also many circumstances where the property can be leased to others for certain fees or royalties on commodities produced. You also have to consider things like hunting leases that will sometimes be renewed year after year at a profit to the land owner.
All of those benefits just cover what can be done on top of a piece of land. You also must consider what can be done underneath it. We sell many of our properties with all mineral rights. The mineral rights give you the right to extract minerals from the land or to earn royalties, by having another company mine the minerals.
Isn’t it nice to be able to put your hands on an asset in today’s market, to actually be able to go out and walk a property that you have bought for investment. Unlike many “paper assets” such as stocks and bonds this is possible with land.
It is widely known that land is one of the safest investments known. Many are looking for safe and stable during this current stock market crash. If you ever wondered if land was a good investment just listen to the words of John D. Rockefeller – “The major fortunes in America have been made in land.”
200-500% increases in land value are common returns for professional land developers and they can be much higher. In fact, land development is one of the most lucrative investment forms there is (and that includes stocks, bonds, commodities, etc.).
Many people think that land is so expensive that only the extremely rich can get involved. But The Carter Group is the best example of how investment in land can pay off. We started by buying small tracts, sometimes only an acre. We would then take that tract and add value to it by putting in a well and septic tank, or adding a mobile home. This added a tremendous amount of value to a property in a short amount of time. We would then sell this tract for a profit and move on to a larger tract.
You too can get involved in these types of investments. If you have the means to start out large, then that’s great. If not, start where you can and build up like we did. It’s very rewarding both monetarily and otherwise.
Who wants to pay brokers or other types of middle-men to manage their money? Who wants to pay a fee for every little thing they do with their own money. Land gives you the ability to bypass all of this nonsense. With a land investment you know that you can do as much or as little as you want. A piece of property will basically maintain itself. It will sit there and continue to grow in value.
At the same time you can invest more money into a piece of property to turn more of a profit. You can add homes, ponds, or pastureland and really increase your value.
An investment in a property can really be leveraged in many different ways to create many different outcomes. The great part is that you know exactly what is going on with your money, and you are in control of how it is handled.
At times like these when stock values and home values are falling drastically we are still seeing consistent values in our land. That’s because the investment is secured by the value of the property. This value is in turn secured by the value of all the surrounding properties.
This is hard to believe when you have the residential real estate market in foreclosure in so many markets, but land development is aggressively expanding. In the last couple of years, we have seen a land development boom here in Southeast Georgia that is unrivaled in this part of the countries history. Every indication is that this will continue for the next 25 years.
With world populations at an all time high and expected to reach 9 billion by 2042 the demand for property will continue to increase and drive property values up. You can’t beat an investment with guaranteed growth, and one of the only markets where you can continually find this is land.
October 16, 2007 the first baby boomer filed for social security. This was the beginning of a retirement boom like this nation has never seen. It’s estimated that 10,000 baby boomers will retire every week for the next two decades. Add this with the fact that the Georgia coast is one of the next great places for retirees and you really have a recipe for growth.
